Aalto Residences

Aalto Residences is a boutique development of 13 townhouses in Riviera del Sol, Mijas, a short drive from Marbella on the Costa del Sol. Its Scandinavian-inspired architecture follows the undulating shape of a wave — aalto is the Finnish word for wave. The homes face south over the Mediterranean, with panoramic sea views and sunsets, and the development borders a green area planned with trees and a small park. The beaches and the restaurants of the coast are a few minutes away, with a golf course, tennis and padel courts and a children's playground nearby; Puerto Banús is about 20 minutes by car and Málaga airport about 25 minutes. Each townhouse is laid out over four levels. The ground floor has an entrance hall, a guest toilet and an open-plan living and dining room with the kitchen, opening through large glazed doors onto a covered porch and a terrace. Upstairs are three bedrooms and two bathrooms, with the main bedrooms opening onto a terrace facing the sea. On the roof, a private terrace of about 53 m² takes in the panoramic views, with a jacuzzi available as an option. The semi-basement adds a large multi-purpose room of 80 m² or more — space for a gym, a home cinema, a games room or a fourth bedroom — as well as a laundry, a storage room and a plant room. Every home has a private parking space at the entrance, and the largest townhouse, on a plot of about 749 m², adds wrap-around terraces, a garden and a larger semi-basement. The project has an A energy rating. An aerothermal system provides hot water and underfloor heating on the ground and first floors, which each have their own ducted air conditioning. Large-format porcelain tiles — 90 × 90 cm on the ground floor — continue in a non-slip finish onto the terraces; windows and sliding doors are in dark aluminium with thermal break and double glazing, and the balustrades are laminated safety glass. The open kitchens have minimalist units with soft-close drawers, worktops in Krion or similar and Bosch or Siemens appliances (or similar): an induction hob with an integrated extractor, oven, fridge-freezer and dishwasher, with the washing machine in the semi-basement laundry. Bathrooms have vanity tops in Krion or similar with integrated basins, wall-mounted taps and non-slip shower trays matching the floors. Fitted wardrobes, 2.2 m-high doors, a security entrance door and pre-installation for home automation and an alarm complete the specification. The development is fully fenced, with pre-installation for perimeter video surveillance, and every area not built on is planted and irrigated. Residents share a salt-water swimming pool with an overflow edge and sea views, landscaped gardens and an urban kitchen garden, and a communal lift and stairs link the main entrance with the visitors' parking and the pool level. Construction is under way. A home is reserved with €10,000 (VAT included); 30% of the price plus VAT, less the reservation, is paid on signing the private purchase contract, 20% plus VAT once the building structure is completed and the remaining 50% plus VAT on signing the deeds.
