Vitae Villa I3

Vitae Villa I3 is a new villa in Monte Mayor, in the hills of Benahavís, Málaga. It belongs to Vitae Villas, a boutique collection of villas conceived around a simple idea: the house should adapt to the mountain and its setting, not the other way round — a penthouse in nature. Villa I3 follows the slope in gentle curves that frame views of the valley, the pine-covered foothills, the surrounding nature reserve and the Mediterranean beyond. The villa has 539 m² of interior space over three floors, 331 m² of terraces (257 m² of them covered) and a total floor surface of 932 m² including terraces and pool, on a plot of 2,000 m². Arrival is at the lowest level, the entrance floor, with a covered access, a garage for two cars, the entrance hall with the staircase and a lift, a courtyard, a storage room and a plant room. The floor above holds the principal suite, with its dressing room and bathroom, and a second en-suite bedroom, both opening onto covered terraces, together with a gym and spa with a sauna, and the laundry. The main floor, at the top, brings together the living room and the kitchen and dining room with three further en-suite bedrooms and a guest WC; a covered terrace runs along the curved façade to an open terrace with an outdoor kitchen and an infinity pool of about 62 m². The roofs are planted green roofs with high-density insulation, and solar energy is available as an option. Construction is under way, with completion scheduled for the end of 2026. A €50,000 reservation is deducted from the 30% paid on signing the private purchase contract; a further 20% is due when the building envelope is closed (excluding the exterior joinery), 20% when the interior partitions are completed and the final 30% on the deed of new construction, with the first-occupation licence.
