Arrecife

Arrecife is a gated residential development in Casares Costa, on the Costa del Sol between Marbella and Sotogrande, next to Estepona, with panoramic views of the Mediterranean. Estepona is about 8 minutes away, Sotogrande about 12 and the Finca Cortesín golf course about 5, while Marbella and Gibraltar are about 40 minutes and Málaga about 50; the international airports of Málaga and Gibraltar are reached via the AP-7. The Doña Julia golf club and the La Duquesa marina are on the same stretch of coast, and inland the village of Casares is set on a mountainside overlooking the Mediterranean. The development is arranged in stepped blocks set among large landscaped gardens, with walking paths adapted for reduced mobility, and faces south-east, which brings natural light for much of the day. Residents share two outdoor pools with night lighting — one with an infinity edge, the other with submerged sun loungers — as well as a relaxation room with a heated pool, a gym, a gourmet room that doubles as a coworking space, a yoga area, a reading area, an outdoor fitness area and a children's playground, with toilets, showers and smart parcel lockers. The perimeter is fenced, with a control booth, video-intercom access control and CCTV, and the communal areas are lit with low-consumption LEDs. The homes available have two, three or four bedrooms. The two-bedroom apartments have two bathrooms and a living and dining room with kitchen; on the ground floor they add a covered terrace, a rear patio and a private garden of about 18 to 58 m², while those on the upper floors have terraces of about 20 m². The three-bedroom apartments have two bathrooms, and two of them have open terraces of about 60 to 66 m² in total. The four-bedroom apartment has two bathrooms and a guest toilet, an entrance hall, a living and dining room with kitchen of about 55 m² and a covered terrace of about 52 m². Built areas, including the share of communal areas, start at about 113 m² for two bedrooms, 134 m² for three and 232 m² for four. Every home comes with a parking space and a storage room on the garage level, both included in the price. The specification includes a reinforced-concrete structure, rendered and painted façades, lacquered aluminium windows with thermal break and double glazing, and insulated aluminium roller shutters in the bedrooms, motorised in the main bedroom; the walls between homes combine brick, plasterboard and mineral-wool insulation. Floors are porcelain tile throughout, under plasterboard ceilings. The kitchens are fully fitted, with compact-quartz worktops and fronts, an extractor hood, a ceramic hob, electric oven, microwave, dishwasher and washing machine. Bathrooms have wall-hung WCs, flat shower trays with fixed glass screens and Hansgrohe taps, with a thermostatic rain shower and underfloor heating in the main bathroom. Ducted air conditioning and heating serve the living room and bedrooms, and hot water comes from an aerothermal system. An armoured entrance door, fitted wardrobes, TV and telephone points in every room except the bathrooms, and power points and LED wall lights on the terraces complete the homes; each block has a lift down to the garage, which has pre-installation for electric-vehicle charging, and buyers can personalise their home within set deadlines. Construction started in December 2024 and is under way. A home is reserved with €10,000; 20% is paid on signing the purchase contract, a further 20% during construction and the remaining 60% on signing the deeds before a notary.
