Sira Homes is set in Elviria, in the east of Marbella, on a site of Mediterranean woodland with pines, mastic trees and rosemary, crossed by the Arroyo de la Víbora stream. The surrounding area offers the Costa del Sol public hospital, numerous private clinics, renowned schools and a wide range of shops, and Elviria's coastline includes the beaches of Real de Zaragoza and La Víbora. The golf courses of Cabopino, Santa María, Santa Clara and Río Real are between 5 and 15 minutes away, Málaga Airport about 40 minutes and Gibraltar Airport about an hour. This gated development of contemporary architecture comprises 21 two- and three-bedroom homes in seven independent buildings. Each building has ground-floor homes with gardens and first-floor apartments with a solarium, except one, which consists solely of a duplex with a solarium; every home has its own private pool and a separate entrance, and the first floor is reached by stairs or lift. The communal grounds are laid out as Mediterranean gardens with illuminated pathways and walls planted with local flora, and a footbridge over the stream leads to the Wellness Hub, with a dry sauna, hammam, fully equipped gym, changing rooms and an outdoor fitness area. Each home includes one parking space at street level, shaded by a pergola and pre-installed for electric-vehicle charging, and there is parking for visitors. Inside, the kitchen, living and dining area is open-plan and up to 12 metres wide, opening onto a covered porch through picture windows, and both the master and secondary bedrooms have en-suite bathrooms. On the ground floor the terrace opens onto the garden and private pool, while first-floor homes add a rooftop terrace partly covered by a pergola, with a private pool. The two-bedroom homes currently available are first-floor apartments with about 100 m² of outdoor space, including the porch, rooftop terrace and pool; the three-bedroom homes available comprise first-floor apartments with rooftop terraces of some 64–65 m² and a ground-floor home with a porch, terrace, pool and front and rear gardens. The specification includes 90 × 90 cm porcelain flooring laid level inside and out; a kitchen island with wine fridge, flexible induction hob with integrated extraction and smart built-in appliances; backlit mirrors and thermostatic taps in the bathrooms; thermal-break aluminium windows with solar-control glazing and motorised security roller shutters; an armoured entrance door and built-in wardrobes. Underfloor heating, ducted air conditioning powered by aerothermal energy, double-flow ventilation with heat recovery and a home-automation system are included, and the private pools use saltwater chlorination with pre-installation for heating. One to three photovoltaic panels are installed per block, and the development has an A energy rating and a BREEAM® ES 'Very Good' rating. Kitchen finishes can be personalised, and upgrades such as a kitchen on the solarium are offered at extra cost. Sira Homes is under construction: the building licence has been granted, works began in the first quarter of 2025 and the end of construction is estimated for the second quarter of 2027, with the first-occupation licence expected in the fourth quarter of 2027. Payment terms: a €10,000 reservation; 30% plus VAT on signing the private purchase contract, within 30 days of the reservation; and 70% plus VAT on completion.
