The View Marbella

The View Marbella is a boutique gated community on a hilltop in Las Colinas de Marbella, Benahavís, between Marbella and the white village of Benahavís. Every home faces the sea, with panoramic views over the Golf Valley, the Golden Mile and Puerto Banús, across the Mediterranean to Gibraltar and the coast of Africa, and the hills of El Madroñal behind. The roads through La Quinta and the Ronda road lead quickly down to the coast: Puerto Banús is about 8 minutes by car, the beaches about 10 minutes and the centre of Nueva Andalucía about 5 minutes, with the La Quinta golf course close by and some of the best golf on the Costa del Sol all around. The development is built in three phases. Phase 1, 49 homes completed in 2023, is finished and lived in, and its last key-ready homes are for sale: 4-bedroom penthouses with a private pool on the rooftop solarium. Phases 2 and 3 add 58 new 2-, 3- and 4-bedroom apartments and penthouses, sold off-plan: construction of Phase 2 started in February 2025 for delivery in the third quarter of 2027, and land preparation for Phase 3 started at the same time, for delivery in the first quarter of 2028. Every home is designed around its terraces and the view, with large glazed openings joining the open-plan living room and kitchen to terraces with glass balustrades. The bedrooms are suites with their own bathroom and fitted or walk-in wardrobes, and every home has a guest toilet, a laundry room, a storage room and one or two parking spaces in the underground garage. In Phases 2 and 3, the ground-floor apartments add a garden with a private pool; the penthouses for sale have a rooftop solarium with a private pool, reached by an internal staircase. In Phase 1, the key-ready penthouses offer about 219 m² of interior space, a terrace of about 104 m² and a rooftop solarium with pool of about 128 m², with four en-suite bedrooms, two parking spaces and a storage room. In Phases 2 and 3, the 2-bedroom apartments offer about 128 m² inside, the 3-bedroom apartments 165 to 179 m², the 3-bedroom penthouse about 220 m² and the 4-bedroom penthouses 235 to 290 m², with terraces from about 38 m² on the first floor to more than 150 m². Phase 1 shows the standard of finish: large 100 × 100 cm porcelain floors that continue onto the terraces, floor-to-ceiling double glazing with solar protection, 110 cm glass balustrades, a tall oak entrance door and 2.4 m interior doors, ducted air conditioning with a thermostat in each room, water underfloor heating in the living room and bedrooms and electric underfloor heating in the bathrooms, a home-automation system, fully fitted kitchens with premium integrated appliances and an island, and walk-in dressing rooms in the main suites. Phases 2 and 3 follow the same concept, with underfloor heating and ducted air conditioning. The Phase 1 homes have an A energy rating, and a customisation plan offers a choice of finishes. Residents of all phases share the facilities. Phase 1 already has a health club with a heated 25-metre indoor pool, an indoor jacuzzi, a sauna, a Turkish bath and an ice bath, a fully equipped gym next to a kids' club, a 25-metre outdoor lap pool and circular pools for adults and children, set in gardens of olive trees and flowering plants. Phases 2 and 3 will add a salt-water pool with an outdoor jacuzzi overlooking the sea, an outdoor gym, a yoga and meditation garden, a children's playground, a petanque area, a viewpoint boulevard and a business centre with a coffee bar, hot desks, a meeting room and a sports lounge with golf and football simulators and billiards. The whole development is gated, with controlled access, video surveillance and 24-hour on-site security. Phases 2 and 3 are sold off-plan with a holding deposit of €20,000 plus VAT, 30% of the price on signing the private purchase contract (less the deposit), 20% six months later, 10% nine months after the contract and the remaining 40% on completion.
