Vitae Villa C8

Vitae Villa C8 is a new villa by Vitae Villas in Real de la Quinta, a 200-hectare resort in the foothills of Benahavís, on the boundary with Marbella and bordering a UNESCO biosphere reserve, close to Marbella's Old Town and the Golden Mile. At the heart of the resort, El Lago Club is set around a 35,000 m² man-made lake, with water sports, a spa, a heated pool, a six-hole golf course, tennis and padel courts and a restaurant and lounge overlooking the water, and the Angsana Real de la Quinta hotel, by Banyan Tree Group, is planned within walking distance. Real de la Quinta was the first urban development in Spain to obtain BREEAM certification. The villa is conceived as a sequence of curved volumes that follow the slope and open towards the Mediterranean, with sea views from every level. It has 632 m² of built area over four levels on a 1,977 m² south-facing plot, with 728 m² of covered and open terraces, and a lift serving the entrance, main and pool levels. From the street, an entrance level with a carport leads down to the main floor: an open-plan kitchen and dining room and a living room that open onto a covered terrace, together with a bedroom with its own bathroom and a guest toilet. The floor below holds the principal suite, with a dressing room and bathroom, together with a gym, a sauna, a Turkish bath and a study; outside, its terrace leads to an infinity pool of about 66 m², a jacuzzi and an outdoor kitchen. The lowest floor has three further bedrooms, each with its own bathroom, a cinema room and a laundry, and its own covered terrace. As in every Vitae Villas home, local stone and natural wood set the palette, and the design includes a green roof, internal patios for natural ventilation and overhangs calculated to give shade in summer and let in the winter sun. The villa has air conditioning and solar panels, and an A energy rating. The villa is sold before completion, with payments linked to the progress of the works: a €50,000 reservation, deducted from the 25% due on signing the private purchase contract; 15% on completion of the structure, 15% once the building envelope is closed (excluding exterior joinery) and 15% on completion of the interior partitions; and the final 30% with the first-occupation licence and the new-build deed.
