Vitae Villa I5

Vitae Villa I5 is a new villa in Monte Mayor, in the mountains of Benahavís, Málaga. Conceived as a penthouse in nature, it follows a boomerang-shaped plan that arcs across a 2,645 m² hillside plot along the natural contours of the terrain, with views of the surrounding peaks and the coast beyond. Green roofs cover the house and help it sit within the landscape. It is one of five villas, I1 to I5, designed by Vitae Villas on the site. The villa is laid out over two floors, with 510 m² of interior space — 249 m² on the main floor and 261 m² on the lower floor — and 381 m² of covered and open terraces, for a total floor surface of 975 m² including the 84 m² pool. The main floor brings together the living room with a fireplace and the kitchen-dining room, which open onto a covered terrace and onto a terrace with the infinity pool and an outdoor kitchen; the principal suite with its bathroom and dressing room; a guest toilet; a gym and a sauna; and the garage. A staircase and a lift lead down to four further bedrooms, each with its own bathroom and three with a dressing room, together with a laundry room and a second covered terrace. The specification includes honed Campaspero marble floors in 80 × 80 cm tiles inside and out, Schüco ASE 60 lift-and-slide windows in bronze anodised aluminium with double glazing, laminated glass balustrades set into the floor and interior doors in ash wood with concealed hinges. The kitchen is made to measure with Gaggenau appliances, and the bathroom tiling and kitchen worktops are by Living Ceramics. An Altherma heat-pump system supplies the air conditioning, through fan coils and ducts, and the hot water, with underfloor heating in the living spaces, home-automation control of the climate systems, mechanical ventilation and water treatment. Fibre-optic internet, a data and Smart TV network and Wi-Fi are installed, solar energy is available as an option and the villa has an A energy rating. Delivery is scheduled for summer 2027. The payment plan is a €50,000 reservation, deducted from the 25% due on signing the private purchase contract; 15% on completion of the structure; 15% on completion of the building envelope (excluding exterior joinery); 15% on completion of the interior partitions; and 30% on the first-occupation licence and the new-build deed.
